Plumber in Hollywood Riviera, Torrance, CA
Plumbing service for the hillside streets of the Hollywood Riviera, including the address and permit questions that come with a Redondo Beach mailing address.
A 1920s resort plan on the hills above Torrance Beach
Developer Clifford Reid bought about 640 acres of coastal hills in 1926 and held the grand opening of the Hollywood Riviera on March 4, 1928. Early guidelines called for Mediterranean style homes with stucco walls and red tile roofs. The Hollywood Riviera Beach Club followed in 1931 on the bluff above Torrance Beach.
The original plan was not completed. The City of Torrance's history notes that the neighborhood's vacant streets, left from that failed 1920s project, later attracted builders in the 1950s. The result is a mix of eras, and the age of a house depends on its street and lot.
A Redondo Beach address on Torrance land
Many Hollywood Riviera addresses carry a Redondo Beach mailing address and ZIP code 90277, while other parts of the neighborhood use Torrance ZIP 90505. Sources describe the residential neighborhood as inside the City of Torrance, and describe Riviera Village, the shopping street along South Catalina Avenue, as part of Redondo Beach.
A ZIP code does not set the city line, and sources differ on where it runs in places. For a specific address the county parcel record settles it. That matters for plumbing because the city that issues permits and inspects the work is the city the parcel sits in. Homes inside Redondo Beach city limits are covered on our Redondo Beach page.
Pressure on a slope
Water pressure changes with elevation, so a hillside home can read higher or lower than a flat neighbor. A pressure check at a hose bib gives the real number.
Decades of remodels
Older houses here have been remodeled in many decades. We ask what was changed and when before we plan work.
Access on steep lots
Steep streets and tight lots make access harder. We plan where a camera or a line can be reached before we start.
Outdoor fittings
Hose bibs and exterior fittings sit in coastal air. A quick yearly look for drips and corrosion is worth doing.

Yes. We cover ZIP codes 90277 and 90505. Call and give your street address.
It can, because elevation changes pressure. We would measure it at a hose bib instead of guessing.
The city your parcel is in. For most of the neighborhood that is Torrance, but confirm with the parcel record. Give us the address and we will help you check.
